Land Subdivision
Subdivision of land is a process managed under the Resource Management Act 1991. It involves a subdivision consent application to the Local Authority (Council), the completion of any conditions imposed by the Council, a Land Transfer Survey and Registration of the new titles by a Solicitor. Surveyors manage the process up to the registration of the titles, providing advice on all aspects, from how the District Plan affects the development of the land, designing the subdivision layout, and how to maximise the lands potential.

Resource Management
Nicholson Surveying can carry out planning to assist you with council regulations. Resource consents and applications are our specialty.
Landuse Consent Application
Landuse consents are required for different activities in zones as specified by the appropriate District Plan. For example, building a dwelling or garage on a boundary line, or starting an industrial business on land zoned residential.
Subdivision Consent Application
An application to Council is required for all subdivisions and boundary adjustments. The application provides the Council with the information it needs to assess the proposal in terms of the District Plan and issue the conditions which the consent is to be subject to.
Water Take applications
Waikato Regional Council has established regulations to gain more control over the water resources in the region. This requires most farms to apply for consent to take water for shed wash down and milk cooling. We can provide advice on these matters and prepare applications.

Precise Industrial Alignment
Surveying alignments and levels of turbines and paper rolls requires precision equipment to obtain accuracies down to 0.1mm. We have precise levels and optical survey equipment to complete this work.
Construction Setout
Accurately setting out the location of buildings, kerbs, drainage, and pylons are important today with so many prefabricated parts. Our Total Stations are calibrated to give accurate reliable results you can depend on.
Deformation/Subsidence Monitoring
